Military Families have just been punched in the face!

Military families have been punched in the face by our House of Representatives.  The House has passed a bill to be sent to the Senate that would approve a 5% reduction in BAH (Basic Allowance for Housing).  

According to a recent Pew Research Report, serving in the military was “practically a requirement for serving in Congress.” As recently as the early post-Vietnam era of the late 1970s, a combined 77-percent of the members in the House and Senate had prior military service. Today, however, only approximately 20-percent of our political representatives have military experience.  This means are politicians are out of touch with the needs of military families and veterans.

Other projected cuts include cuts to military commissaries (have they seen grocery store prices)….. Cuts to tuition assistance for active duty. Veterans in Congress

 According to Military by owner: They are out of touch because they are without having experienced moving cross-country every two to three years and the resulting financial hardships that come with said moves, most notably spousal employment, military families can easily discredit our representatives as being out of touch. 

If this is passed through the Senate Military families will be KO’d once again………………

Buying a Condo with FHA Financing then Listen UP

VA Realtors have a new tool they can use to check for FHA approved condo complexes.

VAREALTOR.com/condocheck  enter zip code or city state and get your answers

In May 2011 every condo complex was de certified and forced to reapply for FHA condo certification status. We are finding most became re-certified but a few have not.  What ever the reason according to the Virginia Association of Realtors, “the end result is that buyers who want a unit in the un-certified condos are ineligible for FHA financing-something many seller don’t discover until late in the process when they learn that their pool of prospective buyers has shrunk considerably….and because the certification process can take months deals fall through. ”

Buyers if you are planning to use FHA financing have your agent check the status of the complexes you want to view preferably before your first initial visit.

For a condo to meet FHA loan guidelines it must:

At least 50% of the units must be owner occupied

Have specific Insurance coverage

No more than 25% of the property’s total floor area can be used for commercial purposes ( so mixed used developments will not usually qualify)

No more than 10% of units can be owned by more than 1 person or entity.

No more than 30% can be financed by FHA

No more than 15% of the total units can be delinquent on their dues more than 30 days past due.

At least 50% of unit in complex sold. (Can not have more than 50% vacancy)

Must maintain a budget with sufficient funds for maintainace of the common areas and required condo project.

Norfolk Real Estate Illusions of a good deal!

Chris and Stephanie Somers have a great point. Trying to save money at the grocery store can be a joke. Even by clipping coupon the vendors know how to camouflage the real price. I spent $255.00 at WalMart today and still did not get everything on my list. I am starting to absolutely dread the Supermarket. In Norfolk we have the commissary which usually saves me money. I saved most of my meats and bulk items from my list for a later trip to the commissary which is also not as cheap as it used to be. But I live in Chesapeake which is kind of far from the base so my savings is probably wasted on gas. And gas is a whole nother topic……………. Read this great post below! My Bill is What?


 

As mortgage interest rates go down to historical lows, it sure seems like the price of everything else is going up. Am I wrong? With Halloween behind us and The Season of Gift Giving moving in fast, is the only way to save by buying a home? How’s a person suppose to save any money these days? Whether you are buying a home, just bought a home or you are just trying to keep a roof over your head, saving money in this economy is a huge priority and we are always looking for ways to save.

I recently realized that saving money ain’t what it used to be. Let’s take, for example, our bi-weekly excursion to the Supermarket, the store we’ve shopped at for several years now. Last week Chris and I grabbed the same darn cart (the one with the broken wheel), chose the same old staples, and maneuvered into the same long checkout line. As usual, I glanced at the tabloids with my Super Savings Card in hand while Chris unloaded the groceries onto the conveyor belt and bagged all of our stuff. Get the picture? Domestic bliss. The cashier swiped my Super Savings Card and excitedly exclaimed “You’ve saved thirteen dollars with your Super Savings Card!” Wow. Thirteen bucks. Not a bad savings. Not bad at all… until I looked at the bill.

THE BILL IS WHAT?

Were the grapes dipped in gold? Did they charge me 12 times for the cat litter? Should I have chosen the cheaper non-organic eggs? I remember a few years ago I spent a whole lot less for the very same groceries. Plus, I NEVER saved 13 dollars using a so called “Super Savings Card” or coupon.

What a clever strategy to make the consumer get the impression of saving when we are not really saving at all! In Real Estate we call this “the illusion of a deal” and it is a sales technique that really works even with the most experienced investors. Blast those supermarket mental geniuses!

Chris and I thought we’d offer some “REAL” money saving tips to our readers that will prove to provide you with a money saving return on your efforts almost immediately.

  1. Ask and you shall receive. Ask for that discount. Ask your credit card company to lower your interest My Bill is What? ~ Illusion of a deal...rate. Ask your homeowner’s insurance company to see if you are eligible for a discount. If you ask and do not receive a discount, there is always another vendor who will be happy to provide you a savings.
  2. Out with the old and in with the new. Did you know that refrigerators older than 1990 use up three times as much energy as new ones? Did you know that shower head fixtures and faucets older that 1994 use up more than 4 gallons of water per minute? Compared to the new ones that use up about 2.2 gallons per minute. That is an update that equates to savings for you! Go with the low flow aerators found at any local Home Depot or Lowes where Energy Star appliances are considered highly rated.
  3. Put a candle to it. Some experts say that drafts waste so much heat that it is like keeping a window open all winter! Light a candle or incense to identify where drafts are around windows, doors, under cabinets, around outlets & fixtures and then seal, caulk, insulate, and sit back to enjoy a lower heating bill this winter.
  4. Bulk up this winter. No, I do not mean join a gym but with this advice it may help offset that gym membership you may be considering. I mean buy things in bulk to glean the cost savings. Paper goods and dry goods are perfect to buy in bulk since they have a long shelf life. Buying in bulk will cut down on the time you spend driving to the store several times and time is a priceless commodity. Fewer trips to the store means using less gas, too.
  5. Be nice and share. Combine your bulk shopping with a friend, neighbor, or family member. You may not have storage for bulk items but between 2-3 people, you can split up the bulk and the cost savings can be had by all. The same goes for sharing big household jobs such as repaving a driveway, re-coating a roof, servicing the HVAC, landscaping, brick pointing etc… A contractor that you hire to do 3 jobs at once will be much more negotiable on their price. And if they do not offer a discount, go back to tip number 1.

It does not matter whether you are a home owner or a renter or whether you live in a small condo or a castle. If you pay bills, you want to find ways to save, not just get the impression that you are saving. Implementing some money saving strategies now can help ease the pinch of the economy. We hope one of these tips will help lower a bill or reserve a little extra cash to buffer “the illusion of a deal” you may be taking advantage of this Holiday Season.

How to get rid of Ghosts in Hampton Roads Homes Real Estate

If you have sold a haunted house here is some info to pass on to the homeowners!!!!! I live down the street from a cemetary so I am always ghost sensitive. I bought my home new and as an agent I know that In Virginia we DO NOT have to disclose stigmatized properties.

Stigmatized property is a term used in the real estate business which describes possible detrimental features of a property or home, all the result of unfortunate occurrences. These can include murder, suicide, and the belief or proof that a house may be haunted by real ghosts. Just in case I will be ready. Here is a remedy for getting rid of Ghost!!!! Chesapeake Real Estate tax challenge your tax bill?

In Hampton Roads cities many homes are being appraised for less than there tax value for the first time in years. If you are in an area of declining value and you have proof or believe your tax assessment is to high you can call your city real estate assessor’s office to point out the discrepancy and challenge the assessment.

We all know lower taxes and lower interest rates can give us the lowest possible payment and many are taking advantage of refinancing their homes. In the past year, the median price for homes in South Hampton Roads has dropped 7.4 percent, according to our mls, Real Estate Information Network REIN, the Virginia Beach-based multiple listing service. Sales of existing homes also have fallen to unusually low levels.

For those of you looking to save money, after finding a qualified loan officer to assess whether you can or should refinance your home, do not forget to consider reviewing your tax bill and home owners insurance policy. Reducing these costs can save you hundreds more dollars a month. Or often times error such as wrong room sizes, square footage adjustments, and additions can be updated to make the bill more accurate.
