Military Families have just been punched in the face!

Military families have been punched in the face by our House of Representatives.  The House has passed a bill to be sent to the Senate that would approve a 5% reduction in BAH (Basic Allowance for Housing).  

According to a recent Pew Research Report, serving in the military was “practically a requirement for serving in Congress.” As recently as the early post-Vietnam era of the late 1970s, a combined 77-percent of the members in the House and Senate had prior military service. Today, however, only approximately 20-percent of our political representatives have military experience.  This means are politicians are out of touch with the needs of military families and veterans.

Other projected cuts include cuts to military commissaries (have they seen grocery store prices)….. Cuts to tuition assistance for active duty. Veterans in Congress

 According to Military by owner: They are out of touch because they are without having experienced moving cross-country every two to three years and the resulting financial hardships that come with said moves, most notably spousal employment, military families can easily discredit our representatives as being out of touch. 

If this is passed through the Senate Military families will be KO’d once again………………

The difference between short sales, foreclosures, and resale homes for sale

ImageAre you wondering what is the difference between  Foreclosures, Short Sales  & Resale Homes For Sale?

Foreclosures- Take on a variety of types also termed Bank properties or REO real estate owned, this means a borrower has failed to make payments and the mortgage company has taken the property back.  In some states a borrower has the right to redeem their property before it is sold to a new buyer (such as in VA) and some states allow a borrower to come back after a foreclosure sale to redeem their property.   Depending what state you are in find out the rules………… Bank Properties/Foreclosures can be sold in a variety of ways from on the court house steps, through auctions, through online bidding, or thru brokers in the MLS (multiple listing service).  Usually in most cases the property is to be sold as is with no disclosures.

ImageShort Sales- A current owner needs to sale there home but owes more on their current loan balance then the property is worth. They negotiate a deal with bank to sell the home for less than they owe.  The difference between the current loan balance and the new excepted price is called a deficient amount.  The bank can agree to wave the deficient amount or depending on a owners assets the bank can ask for a deficiency judgment.  This is usually a negotiated amount between Owner and Bank for lower than deficient amount.  For buyers this can give you a chance to buy a home you normally could not afford.  But becareful of teaser sales prices-often agents price short sales low to attract an offer.  A Bank usually wants a fair percentage based off current market value.  If you need closing cost assistance this may end up being a hurdle because there is NO equity in the home so if the bank says No and seller can’t pay it- your deal will be in the toilet…………

ImageResale homes means a current real person seller exist.  This seller can occupy the home or not occupy the home.  It can be an investor or Flipper or a regular owner.

Be careful of flipped homes – just because it is remodeled does not mean it has been done correctly.  Resale homes giv the buyer a chance to negotiate the small stuff, closing cost, repairs, home inspections, closing periods, Home Owners association or condo paperwork, or posession agreements.  These little things often call contingencies and are usually not allowed in the negotiations for foreclosures and can be limited in short sale transactions.

Your loan type can dictate which properties you can choose from.  Certain loans must meet minimum property standards for the lender to give the money.  If you do not know which route you should look at give me a call and I can help guide you thru the process.

First – Leap into getting pre-approved- through a reputable lender that will supply you with a copy of your tri-merge credit report.  Be sure to address any errors, problems, or discrepancies up front.

Second – Decide on your needs vs wants and develop your search criteria (bedrooms, baths, amenities, etc…). This may include creating a reasonable well thought out budget for your new home payment (PITI- principal, interest, taxes, and insurance) and try paying yourself that payment for a few months to see if you can handle it. Do not forget to budget for maintenance and unexpected repairs.

Buying a Condo with FHA Financing then Listen UP

VA Realtors have a new tool they can use to check for FHA approved condo complexes.

In May 2011 every condo complex was de certified and forced to reapply for FHA condo certification status. We are finding most became re-certified but a few have not.  What ever the reason according to the Virginia Association of Realtors, “the end result is that buyers who want a unit in the un-certified condos are ineligible for FHA financing-something many seller don’t discover until late in the process when they learn that their pool of prospective buyers has shrunk considerably….and because the certification process can take months deals fall through. ”

Buyers if you are planning to use FHA financing have your agent check the status of the complexes you want to view preferably before your first initial visit.

For a condo to meet FHA loan guidelines it must:

At least 50% of the units must be owner occupied

Have specific Insurance coverage

No more than 25% of the property’s total floor area can be used for commercial purposes ( so mixed used developments will not usually qualify)

No more than 10% of units can be owned by more than 1 person or entity.

No more than 30% can be financed by FHA

No more than 15% of the total units can be delinquent on their dues more than 30 days past due.

At least 50% of unit in complex sold. (Can not have more than 50% vacancy)

Must maintain a budget with sufficient funds for maintainace of the common areas and required condo project.
