DMV Home Buying Loan Updates you need to know in 2016

Rules and Guidelines for Home Buying are always constantly changing.  Here are a few changes you need to know in 2016, DC, MD, and Northern VA Home buyers, buying with FHA, VA or Conv Loans

Has released new rules on how they will count deferred qualifying student loan payments, at the end of 2015 they tightened standards after a lot of complaints they have reduced levels. If you are a client that was previously denied a FHA mortgage due to deferred student loan debt, it may be time for you to reconnect with a lender to get re-pre qualified,

If you have a pq letter you may want to have your lender redo it – it may and can change your qualifying amount, this is for mostly deferred loans, reduces outstanding loan balance requirement from 2% to 1%, but can make a difference.

There are new rules on how Veterans, Active Duty, and Govt Employees can have 2 (TWO) VA loans at one time, Call me for details this mostly only works well for relocating from a smaller house to a larger home for primary residence and preferably more than 50 miles away.  A lender would need to pull your current COE- Certificate of Eligibility and Debt to income ratio – to see what you would qualify to buy.

 

 

 

Conventional Loans Update housemoney

George Mason Mortgage and McLean Mortgage are two of the lenders now offering 3% Conventional loans guidelines (there are a few others)
First time buyers only or for those who have not purchased in 3 years,
Preferably no previous bankruptcy or foreclosure at all
No max income requirement like VHDA and Down Payment assistance loans for DC and MD
Minimum credit score 620
Must be primary home not for investment
No mortgage insurance, payment should be cheaper than fha
3% down, must be own funds can not be credited or gift.

The season will be busy this year so having a pre-qualification  and the a pre-approval will be vital for a successful home buying process in DC, MD, and VA.qualify

Washington DC Open Doors Down Payment Assistance Program for District of Columbia

Do you like to Make or Save Money? Do you currently live in or plan to move to Washington D.C., District of Columbia?

be able to qualify for Home Buying Down Payment assistance.

This is basically like finding FREE Money !!!!! DC Open Doors

Down Payment Assistance Program (DPAL)  is your answer.

This program and funding is available to both first time home buyers and repeat home buyers.  DCHFA defines, “First time home buyer’ means you have not owned your primary residence for the last 3 years. If you currently own your primary residence, you can still apply for $0 Down. Your current home must be sold and settled prior to closing on your $0 Down home.

According to DCHFA, “They know your biggest obstacle to a home purchase can be the required minimum down payment so DC Open Doors offers down payment assistance loans (DPAL) that bridge the financial gap between the purchase price of your home and your first trust mortgage loan. If you qualify, you can obtain a DPAL for the full amount of your required minimum down payment, substantially reducing your upfront out-of-pocket expense! See the two examples below.”

Currently, DC Open Doors offers its DPAL at a 0% interest rate and it is non-amortizing so you are not required to make monthly payments on it. The loan is only repayable if you sell or refinance your home, or if you no longer occupy it as your primary residence.

Military Pay rises in 2015

According to Military.com, “The National Defense Authorization Act of 2015 includes a 1 percent across-the-board base pay raise for 2015. This means an additional $15 to $197 per month depending on rank and length of service. In addition, new rates have been set for BAH and COLA.”

Snow Removal law for Washington DC Home Owners

Be prepared Washington DC Homeowners if you have a public sidewalk be prepared to face a higher fine for not keeping your walk snow free.  We are anticipating more snow fall this year so get plenty of shovels.

The law states “DC law requires property owners to clear snow and ice from sidewalks, handicap ramps and steps on their property within the first eight daylight hours after the snow, sleet or ice stops falling.”

Tips for DC homeowners get a neighborhood snow shovel team together to make it go faster.  Buddy up with a neighbor and take turns sharing an area.  Pay teenagers to help they often love a chance to make extra money. or Just suck it up as a chance for extra exercise……

Halloween Events and Fall Festivals Washington DC, VA, & MD

If you’re wondering what to do this fall in the DC Metro areas, Washington DC, Maryland, and Virginia there is a lot going on.

In DC:  

If you are a dog lover take your dog trick or treating at the For Dogs Treating Fairmont Hotel in the Georgetown section of Washington DC. Make sure your dog has a costume there will be a contest. On October 25th if you are a scaredy cat do not be on Georgia Ave  the Silver Spring DC Zombie Walk will start promptly at 9:30 it will end at the movie theatre where participants will watch Dead Snow 2. If you come to Georgia Ave you will witness zombies walking a path thru DC Fenton St and Colesville. In Centreville, VA you can visit Cox Farmsfor great family fun.  Events include Hayrides, musical entertainment, animals, and fun slides.  Cox Farms is open daily from 10am to 6pm. Hang out at night and things get scarier. Fields of Fear is open weekends 7pm – 11pm. In MD:

Montpelier Farm is located in Upper Marlboro MD.  It is one of the largest fall festivals in the area. Visit the 7 acre corn maze and the jack and the cornstalk exhibit, the hill slides, and even a movie. Bring a flashlight to Zekiah Farmson October 25th and dare to walk the 10 acre Maze between 6pm – 9pm.  On weekends during the day you can visit the farm for organic produce, apples, raw honey, and a great selection of USDA meats.  Located in Waldorf, MD All other days the Maze is open to dusk for $8.00.
