Are you Ready for Changes looming from Virginia Foreclosures? (edit/delete)
I drove from Chesapeake, VA to Isle of Wight, VA yesterday and I have never seen such an abundance of for sale signs. There were signs from real estate companies I have never heard of and as I drove up and back I wondered How are these agents holding up and are they prepared for this 2011 market?

Realty Trac and H.O.M.E. Housing Opportunities made Equal put out a report on Virginia’s Evolving Foreclosure Problem. At first glance I realized the study was heavily weighted on Northern Virginia Rural vs Urban areas but as I kept reading it became clear that even Southern Virginia is not safe from this foreclosure crisis.

I have been an agent for 15 years licensed in three states and I have seen my share of up and down markets. And as the saying goes “And this to shall pass”!!!! But the question after reading this report is “WHEN and ARE YOU READY.”

The Key findings of the report are informational but slightly disturbing:

•In 2010, the largest increase in foreclosure filings occurred in rural Virginia (Do they mean Rural not big city Urban like Hampton Roads ) Rural is defined as less than 500 people per sq mile.

•Foreclosure filings eased slightly at the end of 2010, mostly because of moratoriums from large national lenders so they could sort out mortgage servicing issues.

But Without these moratoriums that were put in place, Virginia would have seen the largest number of foreclosure filings since the beginning of the Great Recession. That says a lot are they serious?

•Since 2006, there have been over 200,000 foreclosure filings in Virginia and more than 60,000 in 2010 alone. (I could tell this was a problem by the increase in REO, Bank foreclosure inventory in the MLS in 2009 to 2010.)

•Foreclosure rates in rural areas have nearly doubled since 2008, while rates in urban areas have remained fairly consistent because of moratoriums and short-sale approvals. (Rural vs Urban)

•High foreclosure volume has revealed some significant mortgage servicing issues. A survey of housing counselors has found significant servicing issues statewide. (Deed of Trust, Note, and recording issues)

•In 2009, nearly four out of every five mortgage loans were sold to an investor -the highest rate since at least 2004. Since 2004, more than sixty percent of mortgage loans have been sold to an investor within one year of origination.

-This further complicates the mortgage recordation process and may create mortgage servicing issues in the future that may lead to more faulty foreclosures.

So ok if these are the findings it is probably safe to say. That Southern Virginia sellers, buyers, agents, and the whole community is not safe from the evolving foreclosure crisis.

The report states that in 2006 and initial wave of foreclosures started because of inflated home sales. The next wave was fueled by high cost loans given to low income and minority communities. We also saw a host of exotic subprime loans, interest only, jumbos, stated income, etc.. take its toll on the market,. Now in 2011 we will face ARMs that will linger and keep resetting throughout 2011, foreclosures from the loan modifications that didn’t/t work, and a wealth of other foreclosures.

To my fellow agents are you prepared. Have you brushed up on your short sale and foreclosure skills? Can you help a buyer identify a good deal from junk inventory and what best fits their needs ie; mortgage and loan requirement, criteria, area preference, etc…..Buyers you have to live somewhere, why are you not taking advantage of the super low interest rates and abundance of good houses for sale? Agents can you tell a seller were he can go get legal advice. Agents should never give legal advice. Are you familiar with free home counseling programs such as The Virginia Association of Housing Counselors, the Center for Housing Leadership, and the handful of knowledgeable real estate attorneys that really truly work on a buyers behalf? Are you a self deemed short sale guru and or a savvy REO, bank property expert. Sellers are you ready to do what it takes to sell, Patience and Performance. And if you can’t wait do you have a plan B, C.

If you answered NO, then you should be prepared. Up into now you could avoid it rather easily. Agents often could focus on some other avenue of real estate, property management, new construction, etc… but as the report states; Foreclosures have now trickled down to every crevice and corner in Virginia. North, South, East, and West, Urban, and Rural. Rather you work with sellers or buyers you will sooner or later be affected. It is amazing if you go in to a restaurant you may over hear a conversation on a short sale or foreclosure situation, someone in your family may be or you may know someone going thru or coming out of a short sale or foreclosure situation.

If you answered yes are you prepared for what the future might hold. Are you looking ahead long term? What will happen in 5-7 years when a large part of the population will now have a history of a foreclosure or shortsales on their credit? And lenders may or may not loosen the credit criteria. Will we have to fight for ready, willing, and able buyers? What happens when the babyboomers do-ing reverse mortgages die off? How will that effect inventory? What happens when these loan modifications come to an end? Will we see even more foreclosures? I say Just be prepared for it all, But don’t put your blinders on we are in for a lot of change, its going to happen. Can you stay grounded, positive, and educated? Are you Ready?

LENN’S ADVICE TO NEW MEMBERS ABOUT POINTS.

Ignore the folks with thousands or hundreds of thousands of points. You’re not going to overtake them unless they stop posting and so do hundreds of others.

FOCUS ON THE MEMBER JUST AHEAD OF YOU. Work hard to overtake them and then focus on the next person just ahead.

It worked for me. There were many ActiveRain members when I joined, but I overtook all of them by focusing on that one person ahead of me, one at a time.
HARD WORK WILL PAY. The time you spend on ActiveRain will provide many benefits far beyond mere points.

FEATURES? If you’re not getting featured, read the posts of members who are and learn from their ability to structure, write interesting content and perhaps add a bit of color to enhance the reader’s interest and enjoyment. Fact is, it’s up to you to present feature worthy posts. If you believe that you have published feature worthy content without features, reach out to members for advice. Sometimes just talking about a problem gives us insight to solve problems.

CONSUMERS. If your real estate related posts are PUBLIC, Gogglebot will visit and consumers may just “run into you”.

AGENTS. If you focus posts on local areas, real estate agent members may provide opportunities for referrals, incoming and outgoing.

Consumer contacts and referral opportunities are far more valuable than POINTS.

Yahoo News recently published an article titled “The Eight States Running Out of Homebuyers”. (I know, I said 10… they say 8, but they mentioned that Colorado and South Carolina barely missed inclusion).

Georgia ranked #6…

I’ll cut to the chase and give you the list. Check out the article for the details on each state…

Georgia made it onto the list because of the following statistics…

•2010 Foreclosures: 3.25% (6th Worst)
•Unemployment: 10% (9th Worst)
•Decrease in Building Permits 2006-2010: -82.29% (2nd Worst)
Of course, I want to put my spin on these things…

There is no getting around the foreclosures. As a real estate agent, I see loads of them listed in the local MLS (Multiple Listing Service), as well as properties that are foreclosed, but not yet listed. I also see the properties that are on their way to foreclosure… short sales, neglected homes, etc. They are seriously impacting home values across the state.

Unemployment is the big one. As employment increases, pressure on the housing market decreases. Simply put, buyers are reluctant to buy when they aren’t feeling secure in their employment future. There are some rumblings that could bring an improvement to the employment rate… FedEx is building a new Distribution Center in Norcross (Gwinnett County) that will be bringing a good number of jobs to the area over the next 18 months (it is scheduled to open in Sept. 2012). While the 200 people that will work in the facility will be largely from other FedEx facilities, there will be jobs from the construction of the 215,000sf facility. There may be future jobs added as well. Kia Motors has a production facility in the state that is expanding. There are other companies, large and small, that are opening or expanding operations in Georgia, as well.

The decrease in building permits is another mattehttp://activerain.com/action/blogs_admin/writer entirely. I see it as a backward looking indicator. I also see a decrease in construction starts as positive news for inventory already on the market. And in the last couple of years, we have seen the inventories decrease by half… If there is already an over-supply, more building won’t help that. And we have an oversupply.

The bottom line, for me, is that the article contains a mixed bag for Georgia. There is NO question that the market here has been damaged, but at the same time, there may be rays of hope hiding in the tunnel.

Why you shouldnt fall thru an Attic in Chesapeake, VA (edit/delete)
Once I was doing a final walkthru and my buyer went into the attic and came crashing completely down into the 2nd story bathroom. I vowed that day and made a mental note to never wander off the attic platform.

Today, I am bed bound with a sprained ankle and a hurt hip. What happened? I did the ultimate stupid thing. Ok first let me give you background info. Asked hubby 3 maybe even 4 times to put the Christmas decoration boxes back in the attic after I spent a day puttting up the decorations. So finally after another 6 hours went buy I asked my teenage son to do it and he did but he needed help. So I helped and everything was going quick and smooth when. I losted my balance and step one leg into the insulation and boom pop, One whole leg went thru the ceiling. Reflexes kicked in and I used my hip to stop my fall, thus the hurt hip today! So my project for today is to figure out how to fix this mess of a hole. It took all night to clean up the insulation that fell and I am lucky that my insulation does not contain fiberglass. So I googled How to patch a hole in the ceiling and Of course its best to start with the best visual research guide, YOUTUBE.

I found the following video on How to Repair a hole in plasterboard or drywall ceiling part one of 3.

Its pretty informative and good information for all homeowners! Hopefully you will not need this info one day but just in case you too decide to do the ultimate stupid thing here is help!!!!

Hampton Roads Holiday Buyers fight Temptation at the Cash Register. (edit/delete)

Hampton Roads Holiday Home buyers do not loose your chance to close on a new home. This is great advice from loan officer Gene Mundt. And it applies to all buyers everywhere!!!!. Do not do it! Do not apply for that store credit card just to save 15% Off. Its not worth it and it will come back to haunt you. Remember your credit is checked several times during the loan approval process. Read below to educate yourself!

You’re out doing your holiday shopping. It’s 11:45 pm .. and you’re in that store because they have exactly what you want and have been looking for … at an unbelievable price, but only if purchased during the hours of 10 pm to midnight.

Plus, in your hand you have an additional coupon that you found at an online site. The coupon will give you a whopping and additional 10% off your purchase!

It’s your turn up at the register and you’re feeling like a California goldminer about to hit the motherlode. The clerk behind the register now utters words that will cause a meltdown in any frugal shopper’s heart …

“Would you like to open up a “fill in the blank” credit card to save an additional 10% on your purchase today”?

You can feel your heart racing. You almost feel faint. But somewhere in the back of your mind is this faint voice whispering to you. It’s your damn pesky butt-inski mortgage banker’s voice. And he’s/she’s telling you … “Don’t take out any new credit or run any more credit reports without checking with me first. It could sink your loan’s approval. Hinder or stop your loan from closing”.

Oh man … what to do? What to do? An additional 10%!

Let’s do some simple math. Let’s say what you’re going to buy is a fairly high ticket item like a television. It’s a big one and typically well over a $1000 dollars. It’s on sale for $768.00, with another $100.00 off if you purchase it during the special late-night hours.

You’ve got that covered and have whittled the cost to $668.00. Your internet discount coupon takes another 10% off the price, leaving a cost of $601.20. Tack the additional credit card offer … another 10% off … and you’re now buying the TV for $541.08! $541.08!!!

You can feel the sweat pouring down your back. But you hear that obnoxious little voice again … whispering “Don’t do it”! Do Not Do It!! Seems you might need some common sense smack talk right about now.

Do you really want to risk your beautiful home’s closing … lose the perfect home at the unbelievable price you negotiated? Do you want to throw away all the hard work and saving you have done for your home?

Is forfeiting the unbelievable amount of paperwork and documentation you had to fork over during processing what you had in mind?

You might be doing exactly that … and all for a 10% off offer that equals $60.12. Is it really worth it to you?

I am being perfectly honest when I say, “it has happened”. Because clients didn’t weigh they’re options carefully, plan their expenditures, deny themselves, didn’t believe or follow their mortgage banker’s advice, or just temporarily lost sight of their goals … the ability to close on the house they wanted and loved so much was lost. LOST!

So think very carefully this holiday shopping season about your credit and financial decisions should you be in the process of closing on a home … or thinking of buying a home in the near future. That small store credit card and small $60.12 in savings could mean a huge loss to you or your abilities to buy a home.

Don’t let this holiday season’s temptations bite you. Remember your ultimate goal. Don’t save yourself OUT of your new home …

FHA Loan Guidelines changes Feb 1st, 2010

It is important for everyone to know that FHA Guidelines for new loans will change again around Feb 1st, 2010.  This will effect new buyers and those trying to sell a home. 

Changes are designed to help stabilize the market but the effect is to be determined.

The changes include:

1.Increase the up-front mortgage insurance premium (MIP) to 2.25%;
2.Update credit score and down payment requirements for new borrowers; (check with your loan officer) 
3.Reduce seller concessions to three percent, from six percent; and
4.Implement a series of significant measures aimed at increasing lender enforcement. 

Obviously these changes will:

For new buyers- you will need to Save and come up with more of your own money for closing cost and down payment requirements.

Thus Creating a stronger buyers market.  There will be less buyers in Hampton Roads and every where else ready to buy(preapproval and money in hand) ready to qualify for the already thousands of homes on the market.  But for those buyers that are ready this will put you in a great position to try to get a deal on price. (If the owner has equity and if the property meets FHA Appraisal guidelines) Because, you will have less competition.

Sellers will have even more competition and may be forced to do more short sales as comparable properties will start reducing prices to attract the qualified buyers, More owners will owe more than there home is now worth (appraisal wise),  And in this area with military moving in and out this will be a big problem. I can see the Catch 22 starting to brew.
New Buyers- call your lenders to discuss the changes with your lender asap.  You must understand how this will effect you before you can write an off
