DMV Fall Must Do Home Maintenance Tips

Simple Fall tasks can save you from more expensive repairs over the next few months and will keep your DC metro home in great shape.

1. Take care of hoses and faucets: Disconnect your hoses before the freezing temperatures arrive, because they can cause water to back up in your faucets and eventually cause the plumbing to crack.  If possibble, shut off the valves for your exterior faucets.

2. Winterize the lawn mower: Either run the mower dry, or use a fuel stabilizer to prevent the gas in your mower from degrading and damaging the engine.

3. Clean the gutters: Twigs and leaves will build up in your gutters throughout the fall. Make sure to clean the gutters before there’s heavy snow, because the weight of both the leaves and the melting snow could cause the gutters to break away from the house. This winter in Washington DC metro areas are expected to have a large snow fall accumulation.

4. Get the furnace ready: Your best bet is to call in a professional to give the furnace a tune up, but at the very least you should change the filters. Find a good company, check your county’s best of best list.

5. Inspect the roof: As snow accumulates and melts from your roof, it can cause major water damage if the roof isn’t in good shape. Look for loose shingles, rust, moss—anything that could lead to decay or water damage. It’s best to be proactive with your roof repairs can be extremely expensive—so don’t hesitate to call a roofing professional if necessary. It’s worth it in the long run!

No Downpayment Loan from USDA Rural Housing Service 502 Direct Loan program

USDA and the Rural Housing Service (RHS) has available funds in its Section 502 Direct Loan Program that must be used by September 30, 2015 for buyers that want to live away from the city.  The Washington DC field office reported : “As of August 13, 2015, RHS has enough to fund approximately 2,500 additional home loans.”

This is a loan for buyers in Non city areas- “rural areas” whose adjusted income does not exceed 80 percent of the area median. There is no down payment requirement and the interest rate are really low. Areas like Warren County, Culpeper,  Orange County, Page County, Rappahanock County, Front Royal and Linden, Virginia should  qualify for this program. Some parts of Fauquier County Catlett, Warrenton and Marshall may qualify. Rural parts of Maryland Counties may also qualify such as North Western Montgomery County, Brunswick to Middletown and Parts of Carroll County, MD.

This is a direct loan program that is different then the Guaranteed loan program. You must apply thru an RHS field office and not thru a mortgage lender for the Direct Loan.  Loan funds may be used to purchase existing homes, to build, repair, renovate or relocate a home, or to purchase and prepare sites, including providing water and sewage facilities.

Contact me if you are interested you have until the end of September 2015 to get started, Contact me and I can help you get started thru a Rural Housing field office lender and check to see if you meet the income criteria.  GreatDCMetroHomes.com

Have you Outgrown Your DC Metro Home

Here Are Five Easy Ways to Tell if It’s Time to Upgrade

Your home is your castle, your own little piece of the American dream. But lately, your little corner of the world has been feeling cramped and you find yourself eyeing those larger homes. Is it time to pull up stakes and move on from your starter home?    c785ff37dde2016be8a8a1c33962edab
Growing Family
If you’ve added to your family in recent years, you may have more bodies than bedrooms. A two-bedroom home may have been a great idea when it was just you and your spouse, but with two kids, you’re starting to have turf wars over the play area.

Overflowing With Stuff
From an overflowing toy chest to closets packed so tightly with shoes and coats you risk an avalanche every time you open the door, your home just doesn’t have the space to keep all your things. You may have even had to move some things off-site, spending money to rent storage space to keep that antique dresser your grandmother left you or the set of state spoons you carefully collected during your college years.

No Rest For The Weary
You’d love to spend an afternoon soaking in the tub, but before the warmth of the water can take you away, there’s a banging on the door of the only bathroom in the house and a chorus of “hurry up!” invading your quiet time. And the man cave you dreamed of? Those visions of a big screen television were shattered by the realization you needed somewhere for the kids to sleep.

No Room For Extras
When you first moved in, the two-car garage doubled as your woodworking shop. Now, the equipment has been sent to storage to make room for the family’s second car. You’d love to take up organic gardening, but your tiny yard barely has room for a grill and a lawn chair. You’d love to host your friends visiting from out of state, but there is hardly room for their luggage, much less them.

Changes In Career

You may have opted for a starter home when you first entered the market because you had a smaller income. Now, thanks to changes in careers or promotions at work, you can afford a home with greater square footage and room for your growing family that will provide the space you need for many years of happy memories.
Home prices across the country are starting to rise. Contact your trusted real estate agent today and take advantage of the opportunity to give your family the most space at the best price now.

How to Get Rid of Ghost

If you have sold a haunted house here is some info to pass on to the homeowners!!!!! I live down the street from a cemetary so I am always ghost sensitive. Now living in Northern Virginia this land is war land and comes with many rumors of sitiings and apparitions all though I have yet to witness this first hand I want to be prepared. I bought my home new and as an agent I know that In Virginia we DO NOT have to disclose stigmatized properties.

Stigmatized property is a term used in the real estate business which describes possible detrimental features of a property or home, all the result of unfortunate occurrences. These can include murder, suicide, and the belief or proof that a house may be haunted by real ghosts. Just in case I will be ready. Here is a remedy for getting rid of Ghost!!!! Hopefully you and I will never need it!
