DMV Fall Must Do Home Maintenance Tips

Simple Fall tasks can save you from more expensive repairs over the next few months and will keep your DC metro home in great shape.

1. Take care of hoses and faucets: Disconnect your hoses before the freezing temperatures arrive, because they can cause water to back up in your faucets and eventually cause the plumbing to crack.  If possibble, shut off the valves for your exterior faucets.

2. Winterize the lawn mower: Either run the mower dry, or use a fuel stabilizer to prevent the gas in your mower from degrading and damaging the engine.

3. Clean the gutters: Twigs and leaves will build up in your gutters throughout the fall. Make sure to clean the gutters before there’s heavy snow, because the weight of both the leaves and the melting snow could cause the gutters to break away from the house. This winter in Washington DC metro areas are expected to have a large snow fall accumulation.

4. Get the furnace ready: Your best bet is to call in a professional to give the furnace a tune up, but at the very least you should change the filters. Find a good company, check your county’s best of best list.

5. Inspect the roof: As snow accumulates and melts from your roof, it can cause major water damage if the roof isn’t in good shape. Look for loose shingles, rust, moss—anything that could lead to decay or water damage. It’s best to be proactive with your roof repairs can be extremely expensive—so don’t hesitate to call a roofing professional if necessary. It’s worth it in the long run!

Have you Outgrown Your DC Metro Home

Here Are Five Easy Ways to Tell if It’s Time to Upgrade

Your home is your castle, your own little piece of the American dream. But lately, your little corner of the world has been feeling cramped and you find yourself eyeing those larger homes. Is it time to pull up stakes and move on from your starter home?    c785ff37dde2016be8a8a1c33962edab
Growing Family
If you’ve added to your family in recent years, you may have more bodies than bedrooms. A two-bedroom home may have been a great idea when it was just you and your spouse, but with two kids, you’re starting to have turf wars over the play area.

Overflowing With Stuff
From an overflowing toy chest to closets packed so tightly with shoes and coats you risk an avalanche every time you open the door, your home just doesn’t have the space to keep all your things. You may have even had to move some things off-site, spending money to rent storage space to keep that antique dresser your grandmother left you or the set of state spoons you carefully collected during your college years.

No Rest For The Weary
You’d love to spend an afternoon soaking in the tub, but before the warmth of the water can take you away, there’s a banging on the door of the only bathroom in the house and a chorus of “hurry up!” invading your quiet time. And the man cave you dreamed of? Those visions of a big screen television were shattered by the realization you needed somewhere for the kids to sleep.

No Room For Extras
When you first moved in, the two-car garage doubled as your woodworking shop. Now, the equipment has been sent to storage to make room for the family’s second car. You’d love to take up organic gardening, but your tiny yard barely has room for a grill and a lawn chair. You’d love to host your friends visiting from out of state, but there is hardly room for their luggage, much less them.

Changes In Career

You may have opted for a starter home when you first entered the market because you had a smaller income. Now, thanks to changes in careers or promotions at work, you can afford a home with greater square footage and room for your growing family that will provide the space you need for many years of happy memories.
Home prices across the country are starting to rise. Contact your trusted real estate agent today and take advantage of the opportunity to give your family the most space at the best price now.

DMV, DC, MD, VA, Climbing Real Estate Taxes

headed upA climbing market is great news to homeowners but keep in mind, with growing sales prices comes higher taxes.  Eager buyers and motivated sellers have jump started the market this year in the DMV areas DC, MD, and Northern VA.

Homeowners be prepared and take this as a warning your real estate taxes could be should be going up soon.   Data released Monday from MRIS show that greater inventory and modest prices have driven sales from Jan to April.  Areas like DC have a lack of inventory and is experiencing more bidding wars. With all of this comes more sales, more comps, more appreciation, higher prices, and then higher taxes….

The jump you see will depend on your location and how often taxes are assessed in your area but just note you may receive a notice in the mail..

Do not let it bother or worry you it is usually just a small jump in payment.

Five benefits to using a knowledgeable NoVA agent when wholesaling properties for real estate investment

Five benefits to using a knowledgeable agent when wholesaling properties for real estate investment.

1. They Can Find the Deals- they know what you are looking for and no how to spot investment deals and wholesaling opportunities no matter if you are in Northern VA and the DC Metro areas or whatever market you are in.

2. They provide Market Analysis- because agents have access to the mls, they can give you Wholesaling Northen VAaccurate comps for solds, pendings, actives, and rentals.  This will help an investor analyze what kind of deal is best for a property: Flip, Rent for cash flow, pre-hab, or wholesale outright.

3. Access to Properties- when you need to view the interior of homes the agents have access.  Real Estate for sale in Northern VA can often be locked up for fear of vandelism. NoVA real estate agents and all agent will be able to legally gain access to these properties.

4. Marketing for Buyers- Agents can help you find buyers throught out the greater DC Metro area, they have access to buyers in their contact management databases, they can hold (proper) open houses, they can get buyers preapproved, and they know other investors.

5. They can Navigate the process- In the beginning they can help provide you with correct legal contracts, in the middle they can assist with coordinating with a title company to run title for liens and problems, and at the end they can coordinate with vendors, contractors, and help you prepare for closing.  When issues arrise they can help you think outside the box to solve issues.
